What is XMMO Cat Hotel & Spa?
XMMO is Melbourne’s first luxury cat-only hotel and grooming spa, located in Braybrook (just 20 minutes from the CBD). We provide premium cat boarding, personalized grooming, and nutritious meals, all designed around your feline’s comfort and well-being.

Where are you located?
Unit 67, 90 Cranwell Street, Braybrook VIC 3019. We’re just minutes from Highpoint Shopping Centre and close to Melbourne Airport.

Do you only look after cats?
Yes! We are a 100% cat-only facility, designed specifically for feline care and comfort. No dogs, no stress.

What’s included in the cat boarding service?
All boarding stays include:

• Food including our home-cooked meals

• Spacious private condos or penthouse suites

• Tofu litter, clean bedding, fresh water

• Supervised playtime & cuddles

• Daily updates (photos/videos)

How much does cat boarding cost in Melbourne?
Our pricing starts from:

• $20/day for condos

• $50/day for penthouse rooms
  Peak season surcharges apply. Discounts available for long stays.

Can I bring my own food or litter?
Yes, we can accommodate specific diets or preferences. Please label your items clearly. For litter, we prefer to use our tofu litter for all guests staying. 

What vaccinations are required?
Your cat must be up to date with:

• F3 vaccination

• Fleas ticks treatment required at check in

Do you accept unvaccinated cats?
No. This is to ensure the health and safety of all guests.

Do I need to book in advance?
Yes, especially during school holidays and peak travel periods. Early booking is highly recommended.

How many times are my cats fed in a day?

We feed cats 3 to 4 times per day, depending on their individual dietary needs and routines.

Can I bring my own cat food?
Absolutely. You’re welcome to bring your cat’s preferred food, especially if they have specific allergies or are on a prescription diet. Please label everything clearly. Providing your own food will not change the pricing you pay. 

 

Does my cat get playtime during their stay?
Yes! Every cat staying with us gets two dedicated play sessions each day—once in the morning and once at night—each lasting 30 minutes.

Are cats allowed to mingle or play together?
No. At XMMO, we provide one-on-one playtime only to ensure your cat feels safe and comfortable. We never mix cats from different families to prevent stress or risk of illness. A trained XMMO staff member will personally supervise and interact with your cat during every session to make sure they’re safe, happy, and engaged.

What does playtime include?
Each session is personalized based on your cat’s temperament and preferences. Activities may include:

• Toy play (feather wands, balls, tunnels)

• Cuddles or brushing (if your cat enjoys it)

• Exploration of our playground

• Window watching and enrichment time

How do you keep the cat hotel clean and sanitary?
Cleanliness is one of our top priorities. We use F10SC, a hospital-grade veterinary disinfectant that is non-toxic, non-irritating, and completely safe for cats.

What is your daily cleaning routine?

• Litter trays are scooped three times daily 

• Food and water bowls are washed daily

• Suites and condos are wiped down and disinfected daily with F10

• Floors and surfaces are cleaned morning and night with F10

Do I need to book a stay in order to get my cat groomed here?

No, you can just book for grooming services.

Can I combine grooming with boarding?
Yes! Many clients book grooming on their cat’s final boarding day so they go home fresh and clean.

What makes your grooming different?
Our head groomer, Ben Kim, is a certified master cat groomer with years of experience. We groom with care, using quiet tools and calming techniques—even for anxious cats. Our services are also available until 11 PM for your convenience.

Do you sedate cats for grooming?
No. We never use sedation. If your cat is severely matted or aggressive, we will discuss alternative solutions with you.

 

Do you clean grooming tools between cats?
Yes. All tools—clippers, scissors, brushes, towels—are cleaned, disinfected, and sanitized with F10 between every grooming appointment to prevent any risk of cross-contamination.

🕒 Hours & Appointments

What are your business hours?
We operate by appointment, 7 days a week.
Grooming appointments are available until 11 PM nightly.
Boarding drop-offs and pickups can be arranged 24/7 with notice.

Can I pick up or drop off my cat late at night?
Yes. We offer after-hours check-in/out to suit your schedule. 

Do you offer pet taxi service?
Yes, pet transport is available across Melbourne for a fee.

💸 Payment & Policies

What payment methods do you accept?
We accept EFT, cash, and online payments via bank transfer. 

What is your cancellation policy?

• Grooming: 24-hour notice required

• Boarding: 72-hour notice required (1 week during peak season)

Will I get updates during my cat’s stay?
Yes! We send daily photos and videos via message or social media.

Can I visit the facility before booking?
No we are sorry that we no longer accept tour visit at our boarding facility in order to maintain the peace for all guests staying here. There are galleries on our website and photos on Google Maps and videos on our Instagram that you can check them out.
